This conceptual design for a proposed affordable housing project envisioned the first building of the Broadway Corridor, an urban development project expanding the landscape of downtown Portland. As one of the first high-rise mass timber buildings in the nation, Parcel 4A rises twelve stories over a concrete podium that allows the timber frame to be fully exposed.  

With the initial master plan for the block intending to eventually surround 4A with adjacent, taller buildings to its north and south, impeding light and views, we proposed a plan amendment that would claim 120 feet of north-south dimension. This move would allow us to “bend” the building slightly on the site, opening up residential units on all four of its sides to improved light and views of the new park and West Hills.  

To achieve cost-effective construction without compromising livability, highly efficient units are balanced by amenity spaces distributed on the park side of every floor that support both communal and quiet activity. More active zones and exterior decks on alternating floors overlook the park and are envisioned as popular places for communal gatherings, expansive views and fresh air. Sharing these views, focus areas for work or privacy are located on alternating floors, creating a sense of community among adjacent residents while still allowing them to maintain their own sense of space. 

Together these varied areas reinforce a concept of vertical neighborhoods, providing ample places for residents to connect with one another and offering them additional living space beyond their apartments. The top floor of the building houses a community room and terrace to support building-wide social gatherings, events and classes, while the podium accommodates a large childcare facility and resident services. The cohesive program reinforces 4A’s thoughtful design as a place of belonging within this growing area of the city.
